Just because you can, does not mean you shouldYou Can Manage Your Holiday Rental Without an Agent… But Should You?

Posted on Sat October 24, 2026.

You can rent your holiday property without an agent. And you can cut your own hair too.
Technically, both are possible, but just because you can do something yourself doesn't necessarily mean it's the best idea and you should do it.

The truth is, managing a holiday rental has never been easier to do yourself. Platforms like Airbnb and Booking.com have made it possible for property owners to create listings, communicate with guests, manage calendars and receive bookings without having a professional property manager involved.

For some owners, that works perfectly.

But there is a difference between listing a property and running a successful holiday rental business.

The booking is only the beginning.
Getting a booking feels like the main objective. It isn't.

Once the booking comes in, the real work starts.

  • Someone needs to communicate with the guest.
  • Check the reservation details.
  • Handle questions.
  • Coordinate cleaning.
  • Make sure the property is ready.
  • Deal with maintenance issues.
  • Manage and co-ordinate check-in.
  • Handle access problems.
  • Respond when something goes wrong.
  • Check the property after departure.
  • Manage reviews and guest feedback.
  • Manage maintenance & renovation projects.

And then there are the unexpected moments.

  • The guest who can't find the key.
  • The Wi-Fi that suddenly stops working.
  • The geyser that decides to misbehave on a Friday evening.
  • The guest who arrives earlier than expected.
  • The maintenance issue discovered five minutes before check-in.
  • The cleaners who did not show up or cancelled on you.
  • The guest who has a hundred questions at 21:30.

Holiday rentals don't operate according to office hours. DIY can save you money — but it costs you time
One of the biggest reasons owners choose to manage their own properties is simple:

Why pay someone a commission when I can do it myself? It's a completely reasonable question.

But the real calculation isn't just about the management fee. It's about your time, availability, experience and peace of mind.

If you live nearby, have flexible working hours, enjoy dealing with people, understand the booking platforms and don't mind handling the occasional emergency, self-management may be a good option.

But if you're working full-time, living in another city, traveling frequently or simply don't want your phone becoming a 24/7 holiday-rental hotline, professional management can make a significant difference.

It's not just about getting bookings. A good property manager isn't simply someone who opens an Airbnb account and waits for reservations. The objective should be to help create a better-performing property.

That can involve pricing strategy, listing presentation, photography, guest communication, reviews, availability management, cleaning coordination, maintenance reporting and making sure the guest experience matches what was promised.

Because ultimately, your property is your product. The guest isn't just booking a bed for the night. They're booking an experience. And that experience starts long before they arrive at the front door.

What happens when things go wrong?

This is where professional management often becomes most valuable. When everything goes perfectly, managing a property can seem easy, but holiday rentals are businesses involving people, properties, technology, weather, maintenance, travel schedules and plenty of variables you cannot control.

The real test isn't what happens when everything goes according to plan. It's what happens when it doesn't.

A professional manager provides someone who can take responsibility for solving problems, communicating with guests and coordinating the people required to get things back on track.

That doesn't mean problems never happen. It means you don't necessarily have to be the person dealing with every one of them.

Your property. Your choice.

We're not saying every holiday property needs a management company. Some owners genuinely enjoy managing their own properties — and that's great.

But before deciding to go completely DIY, ask yourself a few questions:

  • Do I have the time?
  • Am I available when guests need me?
  • Can I respond quickly when something goes wrong?
  • Do I know how to optimise my listing and pricing?
  • Do I have reliable cleaners and maintenance contacts?
  • Am I comfortable dealing with difficult guest situations?
  • Do I want to spend my weekends and evenings managing my holiday rental?

If the answer to those questions is yes, self-management might be right for you.

If not, perhaps it's worth considering whether saving a management fee is actually saving you money.

You don't have to do everything yourself. At Coastal Hospitality Property Management, we believe property owners should be able to enjoy the benefits of owning a holiday property without necessarily having to manage every detail themselves.

Our role is to take care of the operational side — from bookings and guest communication to property preparation, check-ins, inspections and the unexpected issues that come with holiday rentals.

You remain the owner. We simply help take care of the business behind the booking.

Because yes... You can manage your holiday rental yourself. Just like you can cut your own hair.

But before you pick up the clippers, ask yourself whether you're really saving money — or whether you're simply creating more work for yourself.

Sometimes, knowing when to call in a professional is the smartest DIY decision you can make.
